Bank of America short sales are not always a pleasant adventure. Most short sales are difficult. BUT this one, after diligent work of the owners, many hours and many phone calls on my part as the listing agent, and finally the great assistance of BOA Vice President Don Pierce and Heather Martin at AMS Servicing ....
The Offer to Purchase and supporting documents were approved in just 9 days !
Thank you all!
Sellers and buyers are happy and looking forward to a smooth closing in September.

My business is the result of the support and referrals from people like you...Thank you!

Looks like I'm getting ready to send off a Chase package via fax. Wish they did Equator!
Good evening Nellie, very good news on your transaction. Excellent work!
I bet I could do it in 8. Just playing :)
Love and Light as always,
Laura
It also helps a LOT when the owner is cooperative, attentive & meets the bank's requirements for documentation! And this home is the most lovely pre-foreclosure I've seen in a very long time. Good luck Vickie.
Thanks Dan! I think I've got to have 80 hours on the phones etc with BOA on this one.
Laura, I'm gonna come up there and throw rotten tomatoes at your house if you're not careful :-)
What a great news, Nellie. That is record. Only 9 days! Wow. Congratulation!!!!!
Congratulations! I have an offer on a short sale submitted on May 25th .. and we're still waiting for a response, 70 days later.
I've also had to have Don Pierce and his team check and help me with a short sale (non-HAFA) who kept getting closed and re-opened. Even he couldn't believe the problem.
He's also provided assistance on another short sale (this time HAFA).
Looks like with his team's follow up, we're getting some headway.
But heaven help us -- it's still the luck of the draw regarding where our files land and who the set up specialists and negotiators are.
Wow.. Glad to hear you all have had success. I am struggling on my deal.
I elected to try for a short sale at my agents recommendationand after being referred to an attorney I paid the $600 for the firm to represent me. I submitted my HAFA application to my attorney along with numerous pieces of supporting documentation on July 26. On 8/4 I was told by the paralegal to call BofA for a financial interview as he submitted all of my paperwork to B of A. When I called BofA their systems were down all day. So on 8/5 I called them back and they indicated that they don't handle the HAFA short sales but a third party handled them (AMS). So I called AMS who indicated they hadn't received any paperwork and had no idea what I was talking about re: the financial interview. I then followed back up with the law firm the following Monday 8/8 stating this and didn't hear back so after a day so I followed up again. The paralegal indicated that Bof A stated they sent the paperwork and he did it again that day and to follow back up in 3 business days. So today I call AMS again and they indicated they don't have any paperwork.
I'm really beginning to wonder why I hired an attorney and why I hired the agent I did. After researching this HAFA deal tonight I'm finding that if the house doesn't sell after a Short Sale Agreement is signed then I may have to agree to a deed in lieu of foreclosure. This sure as heck wasn't communicated to me by my agent.
I'm very seriously considering firing my agent for someone more experienced in short sales. Does anyone have anyone they'd recommend in the Charlotte region.
Douglas,
Please feel free to contact me directly. I will share what I've learned throughout this process with you freely. BOA has many stipulations and AMS is the company I dealt with through the process of this particular sale. Clear communication between BOA and your agent is very important...along with your providing all the endless paperwork they require of you.
Send mea direct message and I'll respond.
Nellie, I have also completed a Bank of America HAFA Short Sale in the Los Angeles area. I also went through AMS Servicing. It's not easy but it's a great feeling when you get it approved!
