I gave them a couple of rules...after home 3....know your favorite.
They followed the rules. At the end of day 2 they knew what they wanted. We investigated. We talked about negatives. Positives. Other options.
We presented an offer.
We negotiated.
We came to an agreement. We had inspection done immediately! (with buyers present! hooray!)
and another Duke resident is on their way to a wonderful home to live in .... in Durham NC.

Wow Nellie, I'll bet you're exhausted! I'm glad you found your buyers a terrific home and hope the deal closes quickly.
Bring snacks...build in comfort breaks, just in case you're showing empty homes that were winterized, so water and power are off. Water in the car; have to. LOVE your rule. Would modify it a bit to one of these options: If you had to decide right now, would you buy THIS home? Yes or no. Let them know up front that's what you're going to do with every home. OR, could you see yourself living in this home, with your things? But 21 homes in one day--WOW! Congratulations on the sale.
Wow! Nice work. You certainly don't want to do that for every buyer, but I'm sure this couple appreciated it. And I admire your effort. If I find anyone looking to buy in Raleigh/Durham, I'll definitely send them your way!
This couple is the best! Young. Vivacious. But when they asked me about one of the first ones...the floor plan..I did say "are you nuts?" I am much older than they are :-)
I think no matter what I need a day off. Maybe to plant tomatoes & rosemary.

Wow Nellie -- what a great job. I can't imagine showing all those properties and than ending up with nothing to show for it. Plus it appears you had great and determined clients to work with and you provided them with the professional assistance they needed. Now on to the Closing Table!
And yes, those tomato plants are important to be getting into the ground. Surely we are finished with snow and cold. It was 83 today here in Hendersonville.

Nellie, 21 is my record also, about two years ago for a relocation client. A majority of the 21 that day were vacant. The next day I showed 16, almost all of which were not vacant. That second day was much more difficult to schedule and execute. Overall it was a very exhausting weekend. I completely understand your need for a day off. Go for it!

Not sure I want to do this again any time soon. BUT - home buyers who do their homework, who take responsibility for what they want, make it so much easier.
I do the "chamber of commerc e" tour for all buyers, but those who take responsibility for education AND are on a very tight time frame, are so much more informed. BUT I still I can't remember bathroom colors! :-)
Tomorrow.....email auto responder; cell phone: it's mother's day weekend; and I KNOW I'll call back, but somewhere that my grown children won't hear :-)
Hi Nellie - WOW - 21 is a lot. I have never shown that many in one day - I did show over 30 to one couple, but it was in 2 weekends.

I hope they realize how hard you worked for them - so many do not realize that for one hour of showing property, we have many hours of research.
There are days we have done that many -- in the hot summer in Arizona -- last summer - many were not air conditioned -- we were exhausted after-wards! But they bought a home!

That is awesome. You did a great job for that couple. Did you wear your running shoes? lol Case in point why sellers should definitely be very flexible in allowing showings and use a lockbox!
I've done that too. Showed 18 to one couple, done by 4pm (!) and then showed 4 more to someone else that evening. With the 18 showings couple I had similar rules: We walk in and you'll either like it or you won't within 2 minutes. If it's a 'won't' we walk back out and cross it off the list without trying to figure out how you can change it to make it better.
And yes, we all wore running shoes.

Nellie, a lot of work but they listened to your rules and you got it done! That's great!
Nellie - You beat my record as well. I am pretty sure I showed 18 once or twice during my career, but never 20 or more.
I don't think I want to do this marathon again for a while :-)
Nellie, wow 21 homes in one day...young lady you're stronger than me. I think the most I've ever shown in one day is 11. They are just too much of a blur doing that many, but your system is a good one that I'll remember. "Know your favorite after 3".
